What we are not
We are not a law firm, a tax adviser, a bank or credit intermediary, or a licensed real estate mediator, and we do not publish property listings. Reading this site or sending us a form does not create a client relationship; any service is agreed separately in writing.
Dates and sources
Tax rules, rates, prices and procedures change. Each page shows the date it was last checked and links to its official sources — Diário da República, Portal das Finanças, INE, Banco de Portugal and others. If you spot an error, write to ola@sintra.house: we correct confirmed errors in every language.
Calculators
The purchase-costs and mortgage calculators give estimates for comparison, based on the rules stated on each calculator page. They are not a quote, an offer or a tax assessment: the final IMT and stamp duty are set by the tax authority, fees by the notary or Casa Pronta, and loan terms by the bank.
Liability
We take care to keep the information accurate, but we cannot guarantee that it is complete, current or suitable for your situation. To the extent permitted by law, Leitstern, Unipessoal Lda is not liable for decisions made or losses incurred on the basis of general information on this site. Nothing here limits liability that cannot be limited under Portuguese law.
