In the first quarter of 2026 alone Cascais reached €5,000/m², while Sintra prices rose 28.9% year on year, among the fastest in the region. At the median, a €600,000 budget buys roughly 206 m² in Sintra and 128 m² in Cascais — the difference between a family house with a garden and a large apartment.

Sintra's median covers a very mixed municipality, from suburban flats to coastal quintas; its sought-after parishes sit higher — Colares at €3,728/m² and the historic town at €3,465/m² — but still well below Cascais.

Commute and connections

Both towns have a suburban rail line to central Lisbon: Sintra to Rossio in about 40 minutes, Cascais along the coast to Cais do Sodré in about 35–40. By car, Cascais uses the A5 and the Marginal; Sintra uses the IC19 and the A16. For the airport, both are roughly 35–45 minutes depending on the part of the municipality and traffic.

Schools

Cascais has the larger cluster: St Julian's in Carcavelos (English National Curriculum, IGCSE and IB), St Dominic's in São Domingos de Rana, and the Deutsche Schule Lissabon primary campus in Estoril. Cascais is a town by the sea: promenade to Estoril, marina, restaurants and sheltered beaches, with a large international community. Sintra is a collection of villages, forest and wild coast — cooler, greener, quieter, and with more space per euro. Many buyers who work in Lisbon and want a garden choose Sintra; those who want town life on the beach choose Cascais.
