In short. Homes in Sintra sold for a median €2,908/m² in the 12 months to March 2026 (INE), +26.6% in a year and +88% since late 2021 — faster than Greater Lisbon (+66%), Cascais (+54%) and Lisbon (+44%). Sintra now costs 81% of the Greater Lisbon median, up from 72%. Across its parishes prices range from €2,442/m² (Almargem do Bispo) to €3,728/m² (Colares).

What the numbers say
1. Sintra is catching up with Lisbon
At the end of 2021 a square metre in Sintra cost 72% of the Greater Lisbon median and 51% of Cascais. By Q1 2026 it was 81% and 62%. The gap is narrowing because Sintra rose +88% since Q4 2021, against +66% for Greater Lisbon, +54% for Cascais and +44% for Lisbon.
2. Growth has accelerated since mid-2025
Through 2023 and 2024 the 12-month median rose 2.0%–3.2% per quarter. Since Q2 2025 it has risen 5.3%–7.0% per quarter — the rolling median adds each new quarter's sales, so this is a genuine speed-up, not a one-off.
3. The suburban belt is rising fastest
The five railway-belt parishes — Cacém, Agualva, Rio de Mouro, Algueirão-Mem Martins and Massamá — rose +90% on average since Q4 2021, against +63% in Colares and +57% in the historic town. Value buyers are moving along the Lisbon–Sintra line; the premium locations started higher and are rising more slowly.
4. The parish spread is 53%
The dearest parish, Colares (€3,728/m²), costs 53% more than the cheapest, Almargem do Bispo, Pêro Pinheiro e Montelavar (€2,442/m²). Location inside Sintra still matters more than the municipal average: check the parish figure, not the Sintra median, when you judge an asking price.

Method and data
Indicator. INE's median value of sales per m² of dwellings (valor mediano das vendas por m² de alojamentos familiares) over the last 12 months, published quarterly for municipalities and parishes. It is built from registered sale transactions and tax records, so it measures prices actually paid — not asking prices in listings, which in Sintra run 15–30% higher.
Period and geography. Each quarter covers the 12 months ending in that quarter (Q1 2026 = April 2025–March 2026). Rolling 12-month medians smooth out single quarters: INE's figure for the latest quarter alone was +28.9% on a year earlier in Sintra, while the 12-month median rose 26.6%. Parishes follow the 2013 administrative map; several are unions (UF) of former parishes, e.g. the UF Sintra covers the historic town, São Pedro, Estefânia and Várzea.
Limits. Medians mix all dwelling types and sizes; small parishes with few sales (such as Almargem do Bispo) can jump from quarter to quarter. We publish the INE figures unchanged and do not adjust or smooth them.
